BeforeIf your crawl space has a dirt/gravel floor, it needs to be fixed. Some basic reasons are as follows: poor air quality starts at the crawl space floor. Air circulates through your home. It picks up allergens, mold, mildew and numerous alkalines which not only creates extremely poor indoor air quality; it also creates the perfect conditions for mold growth, standing water and a constant and permanent problem.

2Remove all debris. Level the area when possible. If the area has a large drop off it is ok to leave it. For example, if you have a dirt pile that actually acts as a wall it can be left.

3You can't stop water. But you can divert it properly. Installation around all exterior walls of 4 inch perforated drain tile is imperative to having a dry and healthy crawl space. The drain tile should then be connected to a sump pit. Inside the sump pit a high performance sump pump then can eject the water to the outside according to the outside landscaping.

4It is crucial you then lay a high performance vapor retarder, 10 mil or higher. It should be applied on the ground and it needs to be air tight. If the air is not going to be locked in underneath the vapor retarder, it does not serve its purpose.

5If you want to finish your crawl space completely pump 4 inches of concrete into the space. This will lock the vapor retarder into place and allow you to use the area as a safe dry storage place.

AfterAn energy efficient crawl space is just one step away. Use a spray foam insulation and spray 2 inches thick of the insulation inside your sill box and one foot down. 95% of all outside air enters through this area. This is where your house makes contact with the foundation.
